Pin: 9521 W Highway 290, Austin, TX 78736. Coordinates 30.229497, −97.934644. Cross street: Derecho Drive. Opposite: Rock Way Drive and a Valero. The center sits on the AM / eastbound side — morning traffic heading into Austin sees the shops on the right. It is directly on US-290 between the Oak Hill Y and Dripping Springs.

A signal at this entrance is applied for, not on site. Do not tell a driver there is a light. Westbound from the Oak Hill Y the shops are on your left. Eastbound (morning, into Austin) they are on your right. The other public HTML said “from the Y … on the right, on the morning side” — that mixes two directions. Do not copy it.

1. From downtown or central Austin — US-290 West

Take US-290 West through the Oak Hill Y (290 / 71). Stay on 290. Pass the H-E-B at RM 1826. Continue about 3 miles. The center is on your left (south side). You are westbound, on the far carriageway. Use Derecho Drive or the marked median turn. Evening peak on 290 westbound often adds 10–15 minutes versus midday. Plan 20–30 minutes from downtown off-peak, longer at 5 p.m. The Oak Hill Parkway rebuild at the Y is on track for substantial completion in 2026.

2. From Dripping Springs, Driftwood, or Nutty Brown — US-290 East

Take US-290 East toward Austin. You are on the center’s side of the highway. The future / Nutty Brown H-E-B area is about 3 miles west of the center. After you pass that stretch, watch for Derecho Drive. Turn right into the lot. Off-peak drive is about 12–15 minutes from central Dripping Springs. No left turn across 290 is required.

3. From Circle C, Escarpment, or SH-45

Use SH-45 / MoPac connectors to US-290, then go west. Or come up Escarpment / 1826 to 290 and turn west. Once you are on 290 West, the last 3 miles match the downtown route: you will be on the opposite side of the highway from the shops and you enter via Derecho Drive. Typical drive 12–18 minutes depending on the SH-45 light cycle.

Capital Metro bus	US-290 west of Oak Hill has sparse suburban service. Treat bus as a last resort, not a plan.
Walk from tenant to tenant	Amici on the corner to Broberg (103): under 1 minute. BSW Rehab (102B), dental (103), and clinic (105) are adjacent. Retail building to CubeSmart: 1–3 minutes on the same parcel.
Walk across US-290 to Valero	Not a pedestrian trip we recommend. Drive 2 minutes or skip it.
Parking	Free surface lot. About 80 spaces at 5.71 / 1,000 sf. No garage spiral. No valet queue. Peak pinch is weekday late morning when both medical offices are seating patients.
Strollers / rain	Level lot, short curb walk. Storefront canopy is partial, not a sealed mall. Fine for a short hop between suites; not an all-day indoor rain plan.
EV charging	No public charger inventory published for this parcel as of 27 August 2026. Do not invent a stall count.
Highway entrance	Today: US-290 and Derecho Drive, no signal. A traffic light is applied for. Deceleration lanes were named as a possible alternative in the owner brief. TxDOT’s US 290 study from RM 1826 to RM 12 covers this frontage.

Belterra / Ledgestone / Highpointe: The 2026 briefing: 2,500 additional homes planned within three miles. 2023 map already named these subdivisions as the trade.
