This is a 14,000-square-foot open-air retail and medical building on the southeast corner of US-290 and Derecho Drive, Austin, TX 78736, directly on US-290 between the Y at Oak Hill and Dripping Springs. Built in 2015. It is not an enclosed mall. There is no food court and no MetroRail stop. You drive here, park in the free surface lot, and walk the front sidewalk.

Who it solves for: Oak Hill, Circle C, Belterra, Ledgestone, and Dripping Springs households who need one highway stop without going downtown. A parent can drop a child at Broberg Family Dental in Suite 103 and walk under a minute to Amici on the corner. A weekday patient can keep family medicine or endocrinology at Suite 105 — X-ray and lab are on site — then do outpatient therapy at Suite 102B. A household that is moving can rent a CubeSmart unit on the same parcel.

Who should not come here expecting a full shopping trip: there is no grocery, no cinema, and no department store. The nearest H-E-B is about 3 miles toward Oak Hill at US-290 and RM 1826. Across the highway is a Valero at Rock Way Drive. Do not plan to walk that crossing. Amici’s pond-view deck is planned, not open.

How you arrive: by car. Eastbound (morning, into Austin) drivers see the center on their right. Westbound from the Oak Hill Y, the center is on the left (south side) — do not tell a driver it is on the right. From Dripping Springs the turn is a right into the lot. From downtown, stay on US-290 West past the Y, pass the 1826 H-E-B, then use Derecho Drive. A traffic signal is applied for, not on site. Coordinates: 30.229497, −97.934644. TxDOT 31,000+ (Jan 2024) is the number to quote first. SitesUSA 2024 listed 37,822 vpd; CoStar 2022 listed 26,000. The 2026 owner brief also said traffic “tripled” over seven years — keep that labeled as an owner claim, not as TxDOT.

Park once. Keep the dental appointment in Suite 103. Walk the storefront line to Amici on the corner. There is no indoor play place and no cinema. The win is zero garage ramps and a walk measured in seconds, not minutes.

Weekday primary care, labs, and therapy without downtown

Baylor Scott & White Clinic – Austin Southwest is in Suite 105: family medicine and endocrinology, with on-site X-ray and lab, Monday–Friday 8:00 a.m.–5:00 p.m. It does not take walk-ins. Outpatient therapy is next door in Suite 102B, 737-241-2440. After hours for medical, the system sends people to BSW Clinic – Austin Circle C. Clinic: 512-654-4300.

Moving week on the 290 corridor

CubeSmart sits behind the shops on the same parcel. Gate access 6:00 a.m.–10:00 p.m. Office hours are shorter. You can load a unit and eat next door without getting back on the highway.

You need a grocery run

Do not come here for that. Drive about 5–7 minutes toward Oak Hill to the H-E-B at US-290 and RM 1826. This center is the medical-and-service stop, not the weekly shop.

On the 290 corridor

Where it sits, in minutes, not pins

Southwest Center sits directly on US-290 between the Y at Oak Hill and Dripping Springs — the fastest-growing stretch of the Austin Hill Country corridor, per the 2026 center briefing. It is west of the Oak Hill Y, between the 1826 H-E-B and Nutty Brown Road.

TxDOT counts more than 31,000 vehicles a day on this corridor as of January 2024 — up to 50% more than in 2010 — and has projected volumes could double again by 2045. The Oak Hill Parkway rebuild at the Y is on track for substantial completion in 2026. TxDOT’s US 290 study from RM 1826 to RM 12 covers the road in front of the center. The owner estimate is 2,500 additional homes within three miles. The 2023 RESOLUT map already named Belterra, Highpointe, Circle C West, and Ledgestone.
